  • How much does it cost?

  • Will my Airbnb qualify?

    Maybe. Some self-contained Airbnb properties may qualify.

    As we are a 'lifestyle' platform, not a 'leisure' platform, the first thing to check is if your property is suitable for digital nomads and has the facilities we require.

    Your Airbnb property will need to rented independently of hosts and other people. If you rent a room in a private house you won't.

    You will need to make sure you are properly registered in your region and provide us with your official registration number as a registered lodging place with the relevant authorities.

    In a growing number of countries you will also need to provide us with details about the land registration which your Stay is situated on, as well as personal details of the owner, including tax records and banking records. See The New DAC7 Rules for more information about DAC7, the EU and other countries reporting requirements.

  • Do I Need a License?

    Yes.

    If your country, state, town requires you to be a registered business, have a short temr rental permit, or have a VAT/GST number then you will need to provide these.

  • I have only 1 or 2 registered apartments. Can I join Nomad Stays?

    Yes.

    If you have an officially registered lodging place with the required business licenses you are able to apply.

    You will also be required to use an iCal supplier (eg a Channel Manager) to keep your room's availability up to date with us so we can sell them without checking.

    Luckily there are many free and inexpensive iCal compatible calendaring systems around.

  • Does every room I offer need a kitchen & bathroom?

    Generally yes.

    Currently we are accepting listings from apartments, hotels, co-living etc. with self-contained facilities. Shared kitchens are OK in registered hostels and coliving Stays.

    Some properties, with easy access to inexpensive local food sellers, can get away without a kitchen or kitchenette.

  • Can I vary my prices?

    Yes, of course.

    You can set a single Package or multiple Packages for different times of the year.

    Plus you can change them at any stage immediately. You can even set different prices for future periods.

  • Can I charge Resort Fees, Cleaning, or Electricity charges to guests separately?

    No. Not if they're mandatory fees.

    To meet world wide standards the Net Fees must be total net costs inclusive of internet costs, adequate electricity, housekeeping, required Resort Fees, VAT as well as other obligatory taxes and charges for a typical person or family. Optional Resort Fees, extra electricity, extra cleaning or value-added services that guests may choose after they arrive are acceptable.

    Adequate electricity includes normal heating in Winter, or air-conditioning in Summer but not ultra computer usage for example like bitcoin mining.

  • How do I get paid?

    Guests will pay you directly.

    How you would like to be paid is up to you.

    As credit and debit cards are the most popular payment method for travelers we suggest you use a payment gateway. There are many choices around these days without monthly fees. Some of the largest operators include Square, Stripe, and PayPal.

    If you only accept cash we suggest you make this known ahead of time in your description text to avoid surprises.

  • Can I change my room allocation?

    Yes. Very easily.

    If you are eligible for our Free-Sale system then we offer the use of our Extranet which allows you to log in and change your availability at any stage.

    You can set changes in advance so no bookings are possible when you're full. If we sell out or there are no rooms available our system automatically stops marketing your offers.

    If you're not on Free-Sale then your availability is automatically managed by your master iCal or API source. We draw your availability from your master source over 20 times a day. You just need to manage your master source and all linked agents get an automatic update.

  • Do you work with Channel Managers?

    Yes. We're constantly rolling out API integrations with Channel Managers and PMS's.

    Channel Managers usually handle not just availability, but automate the booking, payment and rates systems.

    If were not yet connected with your own Channel Manager its likely that at least your Availability can be integrated using the iCal format used by most Channel Managers.

    If you are a larger property and your Channel Manager is not on our approved list then we suggest you use free-sale and our extranet to set your rate and availability details.

  • Can I list for only a few months each year?

    You can try this approach but its likely you'll miss a lot of opportunities.

    You also may have to pay a re-listing fee if you're not available for a long time.

    Our site is designed for travelers who travel virtually full time. Every month they need somewhere new to stay. So we favor places that suit our client's needs the best.

    If you are only available for part of the year you'll find your low availability ranks your listing lower down on the site. Similarly, if you have no availability soon or have no current pricing your listing will automatically disappear from the site.

  • Can I approve bookings before they're confirmed?

    No, sorry. We are a modern, instant, booking platform. We accept instantly bookable rooms only.

    Up to date availability, instant booking, and immediate confirmation are critical parts of our business. These save massive amounts of time and frustration for regular travelers like digital nomads.

    If you require confirmation or conversation with your guests before confirming their bookings you may find advertising sites or online directories more suited to your own business model.

  • I don't usually get bookings for a month. What prices do I set?

    We have some great tools to help you set attractive prices for long stays as well as make more money than you do now.

  • How does Nomad Stays make money?

    We earn by charging nomads a booking fee to secure the deal you've made available to us.
